Crafting the Next Chapter of Luxury at Mandarin Oriental The Landmark

Capitalising on Hong Kong’s $10.7 Billion Hospitality Inflexion

As Hong Kong’s hospitality sector scales toward an estimated $10.79 billion market size, driven heavily by a demand for luxury experiences, the requirement for strategic asset enhancement has intensified. At the Landmark Mandarin Oriental, TCG in Hong Kong was tasked with navigating the challenge of high-specification refurbishment works across an active five-star hotel environment.

Upgrading a world-renowned destination for a premier international hospitality group requires both technical proficiency and a strategy to ensure zero disruption to the daily guest experience. Delivering this diverse scope, from heavy infrastructure upgrades to bespoke interior alterations, demands rigorous live-site management. Our approach balances complex technical execution with the sensitive constraints of a luxury hotel to secure the property’s long-term operational goals.

This article details how we navigated the live luxury hospitality environment without disrupting the guest experience, managing the parallel execution of heavy infrastructure and bespoke upgrades to protect operational revenue and future-proof the asset’s long-term value.

Preserving the Essence of Amber and SOMM Throughout the Refurbishment

The seventh floor of The Landmark Mandarin Oriental holds seven Michelin stars and a Michelin Green Star. Established in 2005 as a contemporary sister property to the flagship, The Landmark Mandarin Oriental quickly cemented its status as an urban institution, elevating Hong Kong’s financial district with its progressive design and visionary culinary standards. TCG in Hong Kong was tasked to manage the luxury food and beverage fit out for this level. Our objective was to retain the architectural identity of Amber, a three-Michelin-starred restaurant. TCG in Hong Kong took on the responsibility for a sensitive four-month timeline spanning 4,306 square feet of premium real estate.

We worked closely with project managers Blue Stone Management Limited. Following the design vision of Joyce Wang Limited, we implemented a strict sectioned programming strategy. Our operational approach focused on hotel asset enhancement through craftsmanship. We managed the direct contracts for the banquette foam insert replacements and carried out woodwork touch-ups, restoring both to their original condition.

Behind this preserved aesthetic layer lies a complex technical scope. We coordinated back-of-house infrastructure upgrades, including the complete Air Handling Unit (AHU) replacement for Amber. Managing heavy mechanical works directly above luxury spaces demands rigorous control as a single misstep during the upgrades could trigger water leaks through the floors, causing irreversible damage to the bespoke woodwork and fabrics below.

Our restorative work extended across the entire floor to maintain consistency. Applying the same standard of care across both spaces ensures that guests experience an unbroken level of luxury as they move between the two venues.

Materialising Exclusivity Inside the Landmark’s Newest Champagne Destination

On the same level, we executed the refurbishment for the new Champagne Bar, known as Blanc de Noirs. The venue was conceived as a secluded sanctuary for rare vintages, requiring a layout that felt both architectural and private. This intimate venue accommodates just thirty seats to bring a different pace to the guest journey. Our objective was to translate an extensive beverage programme into an exclusive physical environment.

Our on-site team handled the hoarding and preparation works for the new space. Following the design specification of the designer, we executed the material layering required for the bar’s interior architecture. This scope included coordinating the installation of loose furniture to complete the lounge environment. Underfoot, we integrated polished white marble flooring adorned with black ginkgo leaf motifs.

We managed the installation of custom upholstered banquettes and dark timber ceiling panels to establish an immediate sense of privacy. To balance these deep tones, we fitted reflective metallic detailing and integrated wall mirrors. These elements were tied together with the monochrome portraits that adorned the back bar display. Culminating in a space that translates a prestigious offering into an exclusive physical environment, the interior fit-out delivers an immersive guest experience.

Illuminating Luxury through Decorative Lighting and Finishes

Moving beyond the public levels, we managed the renovation works for 107 guestrooms spanning across seven floors from Levels 8 to 15. We set out to elevate the sensory experience of these private living spaces through material and lighting integration.

Our on-site craftsmanship focused on modifying the bespoke joinery. We reconfigured the built-in bedside tables and luggage racks to integrate contemporary luxury features. Following these adjustments, our teams installed a new vitrine feature cabinet to complete the layout.

High-end interior finishes complemented the modified joinery throughout the spaces. We installed new wallcoverings and feature wall glass across the main living areas, while in the en-suite bathrooms, our teams re-polished the sanitary counters and matching bathtubs to restore their original finish.

The final element of the room transformation relied on the integration of decorative lighting, installing new decorative lighting directly into the guest spaces for a more personalised ambience. Our scope expanded into the adjoining lift lobbies and corridors to manage the feature ceiling works. By aligning our installation works with the designer’s vision, we delivered a heightened sensory experience across every guestroom and corridor.

The project demonstrates how luxury hospitality destinations can continue to function by creating an environment where daily guest life remains entirely uninterrupted, even as significant upgrading works are carried out around it.

As Hong Kong’s premier premium properties face increasing pressure to modernise, the Landmark Mandarin Oriental project demonstrates an approach where progress is carefully balanced with operational continuity. This is achieved through collaboration with hotel management to ensure every technical adjustment remains centred on the needs of the guests who use the property during their stay.
